  • LEASE OF THE YEAR: Royal Switchgear Sublease at 4251 Turin Drive — In October 2024, Royal Switchgear secured a 187,000-square-foot industrial sublease at 4251 Turin Drive in Bessemer. Mark Byers and Deborah M. Smith represented the sublandlord, while Tripp Alexander of Colliers represented the subtenant. The deal supported Royal Switchgear’s expansion and reinforced Bessemer’s growing role as a logistics and industrial hub. This transaction overcame multiple complexities, including an ownership change and competing tenant interest. The collaborative efforts of all parties ensured a seamless process, making it a standout transaction in Birmingham’s industrial market. Read more
  • SALE OF THE YEAR: Sale of Historic Golden Flake Factory — The sale of the former Golden Flake snack factory in West Birmingham to 2nds in Building Materials, Inc. earned recognition as Sale of the Year. The $6 million deal, brokered by Mark Byers and Deborah M. Smith on behalf of the seller, included 283,310 square feet of warehouse space and 36.7 acres of land. The new owner is investing $3 million to $4 million to transform the site into The Factory at Golden Flake, with Southeastern Salvage as the anchor tenant. This redevelopment will revitalize the Titusville neighborhood and repurpose a legacy industrial site into a thriving commercial asset. Read more
